<p>The news just keeps getting better and better.   Last week we heard about the Senate approval of new legislation extending and expanding the homebuyer credit. This week the FHA announced that the pre-sales requirement for new construction will be reduced from 50% to 30%.  For those select buildings that invested in FHA approval, such as SPIRE, this is incredible news for future homeowners.</p>
<p>The requirement we are speaking of controls when FHA loans can be funded or effectively answers the question&#8230; &#8220;when can I move in?&#8221;  For SPIRE homeowners looking forward to their new urban lifestyle rich in amenities, events, restaurants and more, the projected timeline just got shorter.</p>
<p>Under the previous requirements, those buyers taking advantage of FHA financing would be looking to move in after roughly 250 of the 496 residences were under contract.  With this change, that new requirement is approximately 150.  With more than 100 units currently sold, this puts the date much closer to buy the champagne and schedule that open house celebration .</p>

<p>The existing $8,000 tax credit for new homeowners was already providing helpful assistance for new home purchases.  To qualify you needed to have not owned a house in the past 3 years.   That incentive has now been extended for contracts signed by April 30th and closed through June 30th of 2010.  With prices at SPIRE starting below $200K, this incentive opportunity creates a unique starting home possibility.</p>
