Happy Thanksgiving Denver from all of us at SPIRE!

This time of year is so very special. It’s a time to gather with family and friends, a time to share one’s home with others, and a time to give thanks. All of us at SPIRE are thankful for so many things this year. We are thankful for the terrific team of Architects, Construction Experts, Designers, and others who helped make SPIRE a reality.  We are thankful to be a part of the skyline in such an incredible city. And we are thankful for our many future homeowners, retail tenants, and neighbors who are will be filling SPIRE with their energy (and their own dinner parties, Thanksgiving or otherwise).  One of the wonderful benefits our homeowners will enjoy is a state of the art fitness facility on the 9th floor.  Eat that extra piece of pecan pie guilt free knowing you can work it off the next day without ever venturing outside in the cold.  Cheers to that!

The Rocky Mountain Real Estate Expo last week recognized SPIRE as Project of the Year.   The Expo is held annually at the Colorado Convention Center and honors local companies for various real estate related achievements.

DU and DMCAR honor commercial real estate Projects of the Year

Nov. 10, 2009 – DENVER - The University of Denver Franklin L. Burns School of Real Estate and Construction Management, in partnership with the Denver Metro Commercial Association of REALTORS® (DMCAR), honored companies in seven Project of the Year categories at the 15th Annual Rocky Mountain Commercial Real Estate Expo and Fall Forecast held today at the Colorado Convention Center.

The awards recognize and honor outstanding accomplishments in architectural design, site planning, creativity, as well as project impact on the economy, the industry and the community.

Project of the Year honors were awarded to companies in industrial, retail, hospitality, multi-family, office/mixed-use, special project and design categories.

Multi-Family Project of the Year: The Nichols Partnership– SPIRE.

The news just keeps getting better and better.   Last week we heard about the Senate approval of new legislation extending and expanding the homebuyer credit. This week the FHA announced that the pre-sales requirement for new construction will be reduced from 50% to 30%.  For those select buildings that invested in FHA approval, such as SPIRE, this is incredible news for future homeowners.

The requirement we are speaking of controls when FHA loans can be funded or effectively answers the question… “when can I move in?”  For SPIRE homeowners looking forward to their new urban lifestyle rich in amenities, events, restaurants and more, the projected timeline just got shorter.

Under the previous requirements, those buyers taking advantage of FHA financing would be looking to move in after roughly 250 of the 496 residences were under contract.  With this change, that new requirement is approximately 150.  With more than 100 units currently sold, this puts the date much closer to buy the champagne and schedule that open house celebration .

Senate passes new expanded Homebuyer credit 98-0

And now Homebuyer credit opportunities through June 30th for both new and existing homeowners have been approved by an overwhelming 98-0 vote in the Senate and now heads to the House of Representatives.

The existing $8,000 tax credit for new homeowners was already providing helpful assistance for new home purchases.  To qualify you needed to have not owned a house in the past 3 years.   That incentive has now been extended for contracts signed by April 30th and closed through June 30th of 2010.  With prices at SPIRE starting below $200K, this incentive opportunity creates a unique starting home possibility.

But the good news in the Senate announcement is not just for new home buyers.  It includes a $6,500 tax credit provision for existing home buyers who have owned a home in one of the past 5 years and with the same timelines.  This change puts smiles on so many potential new homeowners and creates one more reason to learn more about SPIRE’s residences in the heart of downtown Denver.

Terrific news was announced with plans to  extend  the $8000 tax through April 30, 2010, AND possibly expand the criteria to existing homeowners.  Here is a brief bit of the Bloomberg article and the associated link to Bloomberg.

Oct. 29 (Bloomberg) — The Obama administration endorsed plans to extend an $8,000 tax credit for first-time homebuyers, saying it is helping stabilize the nation’s housing market.

The tax break, enacted earlier this year as part of the $787 billion economic stimulus package, has “brought new families into the housing market and contributed to three consecutive months of rising home prices,” Treasury Secretary Timothy Geithner said today in a statement. The tax break will expire Nov. 30 unless Congress intervenes.

Senate Democrats have announced plans to extend the credit until April 30, while expanding it to include higher-income Americans and some who already own homes.

It appears that several other policies are moving into alignment for the benefit of current home buyers, including our new residents at SPIRE.  The Denver Post focused in on real estate in our own corner of the world last week and highlighted SPIRE along with the following…

Developer Randy Nichols is among those who believe the changes could be beneficial — at least in some cases.

He thinks his Spire project downtown at 14th and Champa streets could benefit under the new loan guidelines.

Spire is pre-approved for FHA loans, provided it reaches the sales threshold needed to qualify.

Spire is moving towards the current 51% sales threshold for FHA loans in order to commence closings.  New opportunities may allow for this threshold to be even lower.  The article continues with…

However, the new guidelines are expected to reduce the required presales to 30 percent, according to speculation among people in the industry.
